550 East Broadway Mixed Use

This mixed-use development comprises of 3 storeys of residential accommodation over a single storey of commercial space at main floor level. The upper level provides amenity spaces and access to the roof terrace. A single storey below grade parkade provides bike and car parking facilities.

In order to maximize the gross floor area available in each rental unit, the upper storeys are to be constructed using point supported CLT. This system utilizes slender steel posts concealed within the demising walls. The use of discrete posts provides a soffit that is clear of obstructions making distribution of the mechanical and electrical services simple and straight forward, while maximizing the interior space within each unit.

The seismic force resisting system uses CLT shear walls. As most of the shear walls will be exposed, Aspect paid close attention to connection detailing to ensure the structure remains true to the architectural intent without unduly hindering the construction. The level 2 transfer slab and structure below is constructed using reinforced concrete. The concrete structure will provide 2 commercial/retail units at main floor level, with additional spaces provided for back of house activities.

Due to tight site constraints the perimeter of the below grade parkade was formed using shotcrete to eliminate the additional space required for traditional cast in place concrete. As interior space is limited across this project, parkade circulation is provided by using a spiralized parkade ramp which wraps around a concrete core.
