This mixed use development comprises of 3 storeys of residential accommodation on the upper levels which includes amenity spaces, and a roof terrace. In order to provide a flexible floor plate, the upper storeys are framed using point supported CLT, with the lateral forces being resisted by CLT shear walls. The level 2 transfer slab and structure below are to be constructed using reinforced concrete. This provides the scheme with 2 commercial/retail units at main floor level, with ample spaces provided for back of house activities. Due to complicated parkade layouts in the 3 storeys below ground, the concrete structure relies on a series of storey height concrete walls beams, and columns to support the suspended concrete floor slabs, whilst the tight site dictates the use of spiralized parkade ramp, which wraps around a centralized concrete core.
