This mass timber modular system offers significant potential in delivering a diverse range of residential occupancies, including affordable housing, student housing, and hotels. Extensive analysis has been conducted to assess the modular system in the affordable housing sector aligning with Canada’s National Housing Strategy. This project culminated in a successful full-scale prototype that validated both the structural viability and constructability of a mass timber volumetric modular chassis system, with a speed of construction surpassing that of other volumetric approaches.
ASPECT was engaged as the structural Engineer of Record, Mass Timber Specialty Engineer, and Fabrication Design Engineer. Our team worked with EllisDon to understand the advantages of using mass timber in modular applications and measure the resulting improvements in production efficiency and overall reduction in embodied carbon when compared to traditional materials.
