District 56 Tallwood 1

The District 56 development in Langford includes two mass timber buildings: Terminus and Tallwood 1. Tallwood 1 is a 12-storey mixed-use residential and commercial mass timber tower located in the City of Langford. The project is the first of its kind to incorporate the British Columbia Building Code (BCBC) provisions for Encapsulated Mass Timber Construction. At the time of completion in 2022, it was also the tallest steel-timber hybrid structure in Canada. Tallwood 1 consists of one level of commercial space and 11-storeys of residential units – 124 units in total. The building sits on a concrete podium at level-two with two levels of underground parkade.

ASPECT was engaged as the Engineer of Record and Mass Timber Specialty Engineer for this project. Gravity framing for the typical residential levels consists of point-supported CLT panels, spanning two directions supported on glulam columns. The column grid was chosen to accommodate maximum panel widths available from local suppliers, which maximized material efficiencies. Langford has some of the highest seismic demands in Canada and, as such, highly ductile eccentrically-braced frames were chosen for the lateral system. The steel frames were partially pre-fabricated in multistorey segments, maintaining an efficient construction process.
