Madrid, Spain
This multi-unit residential development is located in Madrid’s thriving Valdebebas district, adding more than 500 apartments to the high-demand area. Prioritizing both sustainability and speed, the ACR development is designed and constructed using the CREE Building System. Standing at seven-storeys above grade with two levels of underground parking, the building is designed with seven stories of CREE structure on top of a one story podium. The design uses a link structure, and features a rooftop pool in cast-in-place concrete. The lateral system includes cores and shearwalls made of precast concrete. ASPECT was engaged to provide structural Engineering and Fabrication Design services for the CREE building components, excluding the precast facade elements. These portions of the building feature glulam and concrete (timber-concrete composite) slabs, and perimeter glulam columns integrated with the façade panels. Overall, the design includes 696 floor and roof panels.
One of the achievements of this project is the expedited schedule, which is made possible through the implementation of the CREE Building System. For a standard mass timber building of this size and scope, preparation and approval for fabrication would typically take two to three months, with several months of structural design and coordination prior. This Valdebebas multi-unit residential building required only one month of preliminary design and one month of detailed design (engineering), with six weeks of fabrication design to the release of the first phase. Overall, the design and pre-construction schedule was reduced by more than 50%
(compared to a building of similar size and scope).
